I think to many of you Clare Viner is probably just the reliable, hard working Director of Mortgages for Yacht Crew. If you delve a little deeper you will find an individual with a real drive for success.

Clare and her husband had always been interested in property and building an investment property portfolio. At the start of last year they purchased a detached house that had the potential of getting planning permission to build a bungalow in the back garden.

Once they had acquired it a planning application was submitted immediately. After several nerve-wracking weeks the application was fortunately approved by the local planning authority.

This is a property developers dream; suddenly the house that you had acquired for a fair price significantly increases in value over night. Properties like these are hard to find and in today’s market you face stiff competition from already established developers. However once in a while you are cut a break and find something that others have missed!

At the same time as owning and renting this property, another came on to the radar, again with the potential of obtaining planning permission to build on the side of the house. This was an opportunity that couldn’t be missed, so they cobbled together enough of a deposit to secure it, and purchased it with a Buy to Let Mortgage.
